3. Website information is not a mortgage approval
Information on this website is provided for general informational and marketing purposes only. It is not a mortgage approval, lender commitment, financial advice, legal advice, tax advice, appraisal, or guarantee of financing.
Any examples, statements, tools, calculators, estimated payment information, rate references, approval timelines, loan-to-value references, or mortgage scenarios are general in nature. Actual approval, rate, term, payment, lender fee, broker fee, loan amount, closing conditions, and availability depend on lender review, borrower qualifications, property value, credit, income, equity, location, title, appraisal, documentation, and other underwriting criteria.
4. No guarantee of approval, rate, or funding
Submitting a form or speaking with HopeWell Mortgages does not guarantee that you will be approved for a mortgage, receive a specific rate, receive a specific loan amount, receive a specific term, or obtain funding by a particular date.
Private mortgage, alternative mortgage, refinance, commercial mortgage, and business financing solutions may involve higher costs, lender fees, broker fees, legal fees, appraisal fees, administration costs, discharge costs, and other charges. Any financing option must be reviewed carefully before proceeding.
5. Mortgage brokerage relationship
Use of this website does not, by itself, create a broker-client relationship, lender-borrower relationship, fiduciary relationship, or formal engagement with HopeWell Mortgages. A formal relationship may require additional documentation, consents, disclosures, verification, and acceptance by HopeWell Mortgages and/or a lender.
We may decline to proceed with any inquiry or file at our discretion, including where information is incomplete, inaccurate, outside our service area, outside lender criteria, suspected to be fraudulent, or otherwise unsuitable.
6. Eligibility and Canada-only form submissions
Our online forms are intended for individuals and businesses in Canada. We may block or reject form submissions from outside Canada. If you are located in Canada but cannot submit a form, please call us directly.
7. Your responsibilities when submitting information
When you submit a form, contact us, or provide information, you agree that:
- The information you provide is accurate, complete, and not misleading
- You will not impersonate another person
- You will not submit false, abusive, harassing, threatening, or fraudulent content
- You have authority to provide any information submitted on behalf of another person or business
- You will promptly update us if your information changes
- You will not use the website to spam, harass, disrupt, scrape, attack, or abuse our business, staff, systems, or third parties
8. Consent to contact
By submitting a form or contacting us, you authorize HopeWell Mortgages to contact you about your inquiry using the contact information you provide, including by phone, email, text message, or similar methods.
We may send service-related messages connected to your inquiry or file. We may also send commercial electronic messages where permitted by law. You may unsubscribe from promotional messages where required by law, but we may still send non-promotional service or file-related communications.
9. Credit checks and third-party verification
Submitting a website form does not automatically authorize a credit bureau inquiry. If a credit check, identity verification, lender application, or formal underwriting step is required, we may ask for additional authorization, documentation, or consent.
You agree that lenders, insurers, appraisers, lawyers, credit bureaus, title insurers, service providers, and other transaction parties may require their own consents, documentation, fees, and terms.
10. Third-party lenders and service providers
HopeWell Mortgages may work with banks, credit unions, trust companies, mortgage investment corporations, private lenders, alternative lenders, commercial lenders, administrators, appraisers, lawyers, insurers, and other third parties.
We are not responsible for the acts, omissions, decisions, underwriting criteria, pricing, fees, delays, approvals, denials, or requirements of third-party lenders or service providers.
11. Website security and anti-abuse controls
To protect our business, clients, website, and staff, we use server-side security controls on form submissions. These may include Canada-only submission rules, VPN/proxy/Tor/high-risk network detection, duplicate IP submission controls, honeypot fields, IP hashing, logging, and other abuse-prevention measures.
We may block, reject, rate-limit, or ignore traffic or submissions that appear to be abusive, fraudulent, automated, harassing, excessive, from a high-risk network, or otherwise inconsistent with these Terms.
You agree not to bypass or attempt to bypass these controls, including through VPNs, proxies, Tor, automation, multiple identities, false submissions, or similar methods.
12. Prohibited uses
You may not use the website to:

14. Calculators, tools, and estimates
Any mortgage calculator, estimate, rate example, payment example, or financial tool on the website is provided for general illustration only. It may not include all fees, taxes, lender charges, insurance, legal costs, appraisal fees, discharge penalties, compounding, prepayment terms, or other costs.
Do not rely on calculators or website estimates as final financing terms. Always review formal lender documents, disclosure documents, and legal documents before making a decision.

16. Availability and errors
We try to keep the website available, accurate, and up to date, but we do not guarantee that the website will be uninterrupted, secure, error-free, or free of outdated information.
We may change, suspend, remove, or update website content, forms, tools, pages, offers, eligibility language, or these Terms at any time without notice.
17. Privacy
Your use of the website and submission of information are also governed by our Privacy Policy. Please review it carefully to understand how we collect, use, disclose, protect, and retain personal information.
18. Third-party links and services
The website may link to third-party websites, platforms, or services. We are not responsible for third-party content, policies, security, representations, or practices.
19. Limitation of liability
To the maximum extent permitted by law, HopeWell Mortgages and its directors, officers, employees, agents, contractors, service providers, and affiliates will not be liable for any indirect, incidental, consequential, special, punitive, or exemplary damages arising from or related to your use of the website, inability to use the website, reliance on website information, form submissions, third-party services, website interruptions, or security events.
Nothing in these Terms limits liability that cannot legally be limited.
