7. Anti-spam, fraud prevention, and abuse prevention

To protect our website, business, clients, and staff from spam, harassment, fraudulent submissions, abusive traffic, and duplicate inquiries, we use server-side security checks on form submissions.

These checks may include:

  • Canada-only form submission restrictions
  • VPN, proxy, Tor, relay, hosting, or high-risk network detection
  • One form submission per IP address within a 30-day period
  • Honeypot fields and bot-detection methods
  • IP hashing and temporary security records
  • Server logs and abuse investigation records

We may use third-party security or IP intelligence providers, such as Proxycheck.io, to help identify VPNs, proxies, Tor, hosting networks, and high-risk traffic. We may use Upstash Redis or similar data storage tools to store hashed IP-based duplicate-submission controls for a limited period.

These controls are intended to protect our systems and staff. They may occasionally block legitimate users on shared networks, VPNs, or unusual internet connections. If you are in Canada and cannot submit a form, please contact us by phone.

8. Cookies, analytics, advertising, and session tools

We use cookies, pixels, scripts, and similar technologies to operate the website, understand visitor behaviour, improve user experience, measure advertising, and protect against abuse.

  • Google Tag Manager
  • Google Analytics 4
  • Google Ads conversion tracking

Microsoft Clarity

We use Microsoft Clarity to understand how visitors interact with our website through heatmaps, session recordings, click patterns, scrolling behaviour, and related website analytics. We use this information to improve website usability and conversion performance.

We do not intend for Clarity to capture sensitive mortgage or identification information. We aim to mask form inputs and limit access to recordings. You should not enter highly sensitive information into a website field unless it is specifically requested.

Google Ads and analytics

We use Google Ads and Google Analytics to understand advertising performance and website activity. If you click one of our ads, we may collect advertising identifiers such as GCLID, GBRAID, WBRAID, UTM parameters, and landing page details so we can measure whether an ad generated a form submission or other business inquiry.

You can control cookies through your browser settings. Blocking or deleting cookies may affect website functionality, analytics, and advertising measurement.

We do not sell personal information to advertisers. We may use advertising and analytics tools to measure performance and improve marketing, but we do not sell your mortgage inquiry details.

10. Credit checks and lender applications

Submitting a website form does not automatically authorize a credit check. If a credit bureau inquiry, lender application, or formal underwriting step is required, we will obtain any additional authorization or documentation required by law, lender policy, or industry practice.

11. Cross-border processing

Some of our technology providers, analytics providers, advertising platforms, cloud services, or service providers may process or store information outside Ontario or outside Canada. Where information is processed outside Canada, it may be subject to the laws of the jurisdiction where it is processed.
