  • A pre-approval is not the same thing as final approval of the borrower, property and transaction.
  • Property facts can change lender appetite even when the buyer is financially strong.
  • A low appraisal can create a cash shortfall because the lender may lend against the lower supported value.
  • Realtors should coordinate the mortgage process without becoming the collector of unnecessary confidential financial documents.
  • Closing risk is easier to manage when the Realtor, mortgage professional and lawyer work from the same milestone framework.
  • Referral compensation, where applicable, creates disclosure and brokerage-policy obligations; it should never distort the client's professional choice.
