Important notes
- • This is HopeWell's practical starting checklist. A lender, insurer, appraiser, lawyer or the facts of the application can require additional or updated documents.
- • Select a transaction type to generate the property/transaction portion of the checklist.
- • Select the income type(s) used by the applicants to generate the income-document portion of the checklist.
How to read the result
A starting list, not a lender commitment
HopeWell uses this logic to organize the first document request. Exact lookback periods, substitutes and extra documents can change with the lender, insurer, mortgage type, property and facts discovered during review. Private lenders often need less documentation; institutional or insured applications can require more verification.
For the reasoning behind each evidence category, read the Mortgage Documents Knowledge Centre hub. Construction borrowers can also review Construction & Development Financing, while purchase borrowers using RRSP funds should verify current Home Buyers' Plan eligibility before making a withdrawal.
