Ontario progressive tax

The engine applies each provincial percentage only to the price portion inside that bracket. The 2.5% upper bracket is used for land containing one or two single-family residences.

Toronto municipal tax

Toronto buyers pay municipal land transfer tax in addition to Ontario tax. The engine includes the revised high-value residential brackets effective April 1, 2026.

First-time buyer relief

The calculator caps Ontario relief at $4,000 and Toronto relief at $4,475, prorated by the entered eligible ownership share and never exceeding tax otherwise payable.

Non-resident taxes

Optional switches add Ontario NRST at 25% and Toronto MNRST at 10% of the purchase price. Eligibility, exemptions, rebates, and the federal purchase prohibition require legal review.
