FSRA currently lists Mortgage Professionals Canada, Canadian Mortgage Brokers Association—Ontario, Real Estate and Mortgage Institute of Canada and Humber Polytechnic as approved providers for the Mortgage Agent Level 1 course.

The providers work from the approved curriculum, but delivery method, schedule, student support and tuition can differ. Course pricing changes more often than regulation, so compare the providers directly rather than relying on an old blog post quoting a tuition number.

How to choose a course

Choose for learning fit, not only the lowest price. If you learn well independently, self-paced delivery may be efficient. If you benefit from live questions and deadlines, a scheduled class or webcast may be more valuable.

Ask how exam preparation works, whether instructor access is available, what happens if you need a rewrite, how long you retain course access and whether the provider offers career resources after completion.

Licensing education is not the same as brokerage training

The Level 1 course is designed to satisfy the regulatory education requirement. It cannot replace the practical training required to become productive inside a brokerage.

After licensing, you still need workflows for application discovery, credit review, document collection, lender selection, file notes, disclosures, lender submissions, conditions, closing and post-funding follow-up. Ask a prospective brokerage exactly how those skills are taught and who reviews your work while you are new.

A course teaches the foundation required to enter the profession. A brokerage should teach you how to practice the profession responsibly and build a business.

What to do immediately after passing

Do not let the certificate sit unused while the two-year application window runs. Shortlist brokerages, interview them with a written scorecard, select the operating model that fits your goals, and have the sponsoring Principal Broker initiate the application when you are ready.

Use the same comparison questions for every approved provider

Because the education requirement is regulated, the decision is less about finding a secret course and more about finding the delivery model that helps you actually retain the material. Compare total tuition, exam and rewrite policy, instructor access, live versus self-paced hours, textbook or digital materials, accessibility, technical requirements, course-access period and what career support exists after passing.

Do not assume the most expensive format is automatically the strongest or that the cheapest is the best value. The relevant question is which environment gives you the highest probability of finishing promptly and understanding the material well enough to build on it during brokerage training.

How to study for the course and exam

Treat the course as the vocabulary and regulatory foundation for live practice. Build your own one-page summaries of mortgage math, ratios, credit, property ownership, transaction roles, lender categories, disclosure and the sequence of a mortgage file. When a practice question is wrong, record why the wrong answer looked plausible—not only the correct letter.

Case-style questions are easier when you identify the controlling fact before calculating. Is the issue income, down payment, debt service, property, lender scope, disclosure or process? That habit transfers directly into underwriting after licensing. Use only legitimate provider materials and practice resources rather than relying on unverified answer banks.

What happens after you pass

A passing result satisfies the education component; it does not activate a mortgage-agent licence. The next major step is authorization by one licensed Ontario mortgage brokerage. The sponsoring brokerage's Principal Broker initiates the FSRA application, after which you complete the regulator's application and background-check steps.

This is why you should interview brokerages before the certificate becomes urgent. Use the course period to learn the difference between a licence sponsor and a real professional-development environment.
