A real training program has a curriculum

‘Call me if you have questions’ is support, not a training system. A strong program tells the new agent what they should know after 30, 60, 90 and 180 days and gives them repeated opportunities to apply that knowledge to real files.

Lender policies change. The durable skill is learning how to think: identify the problem, normalize the facts, determine which policy variables matter, compare alternatives, document why an option fits and escalate when the answer is uncertain.

Review declined files, rescued files and files that looked easy but failed at conditions. Those cases teach where real underwriting and communication risk lives.

Private-mortgage training must include suitability and exit strategy

Level 2 access should not be taught as a lender-directory exercise. Training should force the agent to analyze total borrowing cost, term, renewal exposure, property equity, borrower capacity, legal advice and the credible path back to lower-cost financing or repayment.

How to evaluate a mentor or coaching structure

Ask who is accountable for reviewing your files, what turnaround is expected, whether feedback is documented, how after-hours emergencies are handled and whether the mentor is compensated in a way that aligns with helping you become competent.

The best sign is not that the mentor gives fast answers. It is that they make you explain your own analysis first, then correct the reasoning where necessary.
