What 'sponsorship' actually means in Ontario
In Ontario, an individual mortgage-agent licence is tied to authorization by one licensed mortgage brokerage. FSRA also refers to this authorization as sponsorship. The brokerage is not simply lending its name to the agent: it is responsible for supervising the mortgage activities of the agents and brokers it authorizes and for maintaining compliance standards through its Principal Broker.
For a new Level 1 applicant, the practical sequence is therefore education plus brokerage authorization plus the FSRA licensing process. Passing the course does not let you start taking applications, advertising yourself as licensed or dealing in mortgages while you search for a brokerage.
Do not wait until after the course to learn how brokerages work
You can research and interview brokerages while you are studying. That gives you time to compare operating models without the pressure of wanting your licence activated immediately after passing the course.
A brokerage interview should go both ways. The brokerage is assessing whether it is prepared to authorize and supervise you; you should be assessing whether the environment can help you become competent and build a sustainable business.
- Ask who reviews your first files and how quickly questions are answered.
- Ask what training happens after licensing—not only before onboarding.
- Request the complete compensation and fee schedule in writing.
- Ask which systems, lender portals, CRM and document tools are included or mandatory.
- Understand lead expectations: brokerage-provided, self-generated or a mixture.
- Ask how live files and client records are handled if you later transfer.
From course completion to an active Level 1 licence
Once a brokerage agrees to sponsor a qualified applicant, its Principal Broker initiates the licence application through FSRA's Licensing Link. The applicant completes FSRA's required steps, including the regulator-directed Triton criminal background check, and the brokerage reviews and submits the application with the applicable fee.
FSRA currently requires a Level 1 applicant to apply within two years of successfully completing an approved Level 1 education program. Current fees and process details should always be rechecked on FSRA before filing because they can change.
- Complete an FSRA-approved Level 1 course and final examination.
- Agree to authorization with one licensed Ontario mortgage brokerage.
- Principal Broker initiates the FSRA application.
- Complete the Triton background check through FSRA's provided link.
- Complete your Licensing Link application and return it to the brokerage.
- Wait for approval and an active licence before mortgage activity begins.
Sponsorship red flags
Be cautious when the recruiting conversation is almost entirely about lifestyle, unlimited income or a headline commission split. A new agent needs to know who is accountable for supervision, what the actual file-review workflow is, what the brokerage expects from the agent and exactly what money changes hands.
Also be cautious if you are encouraged to perform mortgage activity before your licence is active, to use unapproved systems for client information, to make claims you cannot substantiate or to treat the compliance process as optional paperwork.
The right sponsor depends on the business you are trying to build
There is no single best brokerage for every agent. A brand-new agent may rationally value structured review and training more heavily than payout. An experienced producer may care more about net economics, lender access, underwriting leverage, technology, team structure and ownership of their client relationships.

Do I need a brokerage sponsor to become a mortgage agent in Ontario?
Yes. An Ontario mortgage agent must be authorized by one licensed mortgage brokerage, and the Principal Broker of the sponsoring brokerage initiates the Level 1 licensing application.
Can I look for a mortgage brokerage before I pass the course?
Yes. You can research and interview brokerages before or during the course. You still must satisfy the education and all other FSRA requirements before the licence can be approved.
Can two mortgage brokerages sponsor me at the same time?
No. An Ontario mortgage agent or broker is authorized to work under only one sponsoring brokerage at a time.
Does a brokerage have to accept me because I passed the course?
No. Passing the education requirement does not oblige a brokerage to sponsor you, and submitting an application to a brokerage does not guarantee sponsorship or FSRA licensing approval.
Should I choose the brokerage with the highest commission split?
Not automatically. Compare net economics together with supervision, training, lender access, technology, fees, lead model, client ownership, compliance support and transfer terms.
