Why mortgage documents matter
Documents do more than prove isolated facts. Together, they must establish one coherent transaction:
Identity + Income + Credit + Equity + Property + Purpose + Legal authority + Repayment plan
A document package is strongest when it is:
- Complete
- Current
- Legible
- Internally consistent
- Traceable to an independent issuer
- Organized in chronological order
- Accompanied by explanations where the facts are unusual
FSRA explains that Ontario mortgage professionals collect income, banking, down-payment, asset, liability, property and transaction information to assess suitability and obtain lender approval. Different lenders may request different evidence.[^FSRA-APP]

“Normally acceptable” does not mean universally acceptable. A lender can request originals, direct verification, additional statements or updated documents whenever authenticity, recency or completeness is material.

CRA’s T2125 is the statement used to report business or professional income and expenses.[^CRA-T2125] CMHC’s current self-employed guidance lists tax returns, NOAs, GST returns, business statements, licences, articles and financial statements among possible supporting documents; the actual lender calculation remains program-specific.[^CMHC-SE]
